About Manchester

We love the city of Manchester. As the largest metropolitan area in the state, this city boasts a population of over 111,000, and the 2020 census put it at 115,644. It thrives because of its many small businesses and successful entrepreneurs, and it is rated one of the most affordable big cities to live in on the East Coast. With a thriving community and many professionals making Manchester their home, the city contains a very high percentage of educated individuals.

It started life as Derryfield, chartered in 1751, and took the name Manchester in 1810 after the English mill city it hoped to rival. It did. The Amoskeag Manufacturing Company built a planned mill town along the eastern bank of the Merrimack, and Mill No. 11 ran 900 feet long with 4,000 looms in it, the largest cotton mill in the world. Those brick buildings are still standing, full of offices and condominiums now rather than looms.

What that history means for a homeowner is a city of older neighborhoods laid out well before anyone expected two cars per household. Streets are tight, lots are narrow, and a great many houses were built without a garage at all. That is exactly the situation we get called about most here.

Our business has grown as a result of the support from this city, and we greatly appreciate all of our Manchester customers. We have had the opportunity to build many garages in this region, bringing added value to properties and bettering the living spaces of many.

Older Streets, Tighter Lots

Building On A Nineteenth Century Street Grid

Manchester grew up around the mills, which means whole neighborhoods were platted in an era when a horse and a woodshed were the parking problem. Lots run narrow and deep. Houses sit close to the sidewalk. Driveways were added later, often as an afterthought, and they rarely leave the kind of side yard a detached garage wants.

None of that rules out a garage. It does mean the setback rules matter more here than they do out in the orchards, and it means the answer is more often an attached build or a single bay tucked behind the house than a sprawling three car structure. We have worked inside those constraints across the city, and the first thing we do on a Manchester site visit is walk the property line with you.

The upside is that a garage does more for a Manchester house than almost anywhere else in our service area. Off street parking in a dense neighborhood is worth real money, and getting your car out of the road through a Merrimack Valley winter is worth more than that.

What We Get Asked For

The Manchester Shortlist

Four requests come up again and again from homeowners in this city. If yours is on the list, we have built it here before.

A first garage, full stop

Plenty of Manchester houses were built without one. Adding the first garage a property has ever had is the single most common job we take on inside the city.

One bay to two

A lot of the older attached garages here were built for one car and a lawnmower. Where the lot allows it, widening to two bays is a shorter project than starting from scratch.

Storage that isn't the basement

Older housing stock means small basements and smaller sheds. A garage takes the bikes, the tools, the strollers and the seasonal boxes out of the house entirely.

A loft over the top

Where the footprint supports it, a second level becomes a home office or a quiet room. In a city this dense, that space is hard to find any other way.
